What to Expect

Purchasing a new home is an exciting experience and one we try to make as easy as possible. When you choose your Fred Smith Home, you can rest assured that the process will meet your highest expectations.  Some buyers may find a home in our community that completely meets their needs, while others want to have a home built just the way they like it.

If decide to have a home built, from the day you choose your new dream home, to the day you move in, we'll guide you in making the important decisions and managing the details.

Choose Your Floorplan
You will start by choosing an award winning floorplan--one that’s right for your family. Our Floorplan Brochures will guide you in your choice. By describing your needs to your Sales Associate, we will find a floorplan that will be perfect for your family.


Custom Options
Our Interior Designer will assist you in selecting custom options to that match your style. We have an extensive variety of custom options while also delivering them at an extraordinary value.

 


Builder Meeting
Once all selections have been made at the Design Center, your Personal Builder and Sales Associate will meet with you to review your Home Site, Purchase Contract, Builder War­ranty, and all other building information. The New Home Orientation and Closing Procedures will be explained to you as well as our Quality Control Program after closing.  At this meeting you will contract to build your home.


Pre Closing Inspection
A professional building inspector inspects our homes before your pre closing inspection. This insures that every Fred Smith Home meets our rigorous standards.  At the Pre 8-Closing Inspection you get to make sure your new home meets your rigorous standards.  Your personal builder will also include important information about your homes systems and your ten-year home warranty.

 



Quality Assurance Review
Our Quality Assurance Manager will meet with you in the 11th month to discuss any items or concerns you have experienced with your new in the first eleven months.




Choose Your Custom Features
You will be able to may your new dream home uniquely yours through the addition of custom features.  The custom features you chose determines the quality features and design elements you want. Your Sales Associate will be available to help you with your custom features and answer any questions.

 


Visit Our Design Center
Our award winning Design Center located in the Riverwood Village has an extensive display of material and color selections for your home, as well as examples and displays of Custom Options to help you customize your home. During your Design Center Meeting, your will be able to see, touch and feel many of the options before you choose, allowing you to be more certain in your choices.

 


Relax and Prepare
While your home is being built you can talk with your builder and discuss changes with your Sales Associate.


Closing
Your closing should occur in the Riverwood Sales Center conference room.  The closing attorney and our closing specialist will walk you through the various documents that must be included to purchase a home including your Title, Deed and other documents conveying your new home.

 


Ten Year Warranty
Your home has a 10-year structured warranty provided by Bonded Builders. Providing you with the assurance that your protected should your home develop a structured problem.
